What is a flat-fee MLS® listing?
A flat-fee MLS® listing lets you list your home or rental on the same MLS® System and REALTOR.ca that full-commission agents use — for one transparent flat fee instead of a 5% commission. You get full exposure through the REALTOR® system while keeping control of your showings and negotiations. List It Realty Brokerage Inc. handles the listing, paperwork, and compliance.
Is a flat-fee MLS® listing legal in Ontario?
Yes — 100% legal. Your property is listed through a licensed Ontario brokerage (List It Realty Brokerage Inc.) in full compliance with the Real Estate Council of Ontario (RECO) and Ontario's Trust in Real Estate Services Act (TRESA).
Is your service available across all of Ontario?
Yes. We list properties in every city and town in Ontario — Toronto, Ottawa, Hamilton, London, Windsor, Kitchener-Waterloo, Kingston, Barrie, Sudbury, Niagara, and beyond. Everything is handled 100% online, so you can list remotely from anywhere.
Will my property appear on REALTOR.ca?
Yes. Every listing is published on REALTOR.ca and your regional MLS® system, and syndicated to 10,000+ real estate websites. It can also be distributed through the REALTOR.ca DDF® Advertising Network and is discoverable through Google, Bing, and Yahoo.
How is this different from a traditional 5% commission agent?
You get the same MLS® and REALTOR.ca exposure, but you pay a flat fee instead of a percentage commission — saving thousands in equity. You stay in control of showings and buyer communication, and we handle the listing setup, paperwork, and compliance. You can add professional support (like Offer Handling) only if you want it.
Do I still offer a commission to the buyer's agent?
It's optional but recommended. Offering a buyer-agent commission (often 2% or a flat amount) encourages cooperating REALTORS® to bring qualified buyers. You choose the amount when you set up your listing — and you never pay a listing-side 5% commission.
Are there any hidden fees?
No. Pricing is fully transparent: one flat fee for your package, plus any optional add-ons you choose, plus 13% HST. The only other cost is a buyer-agent commission if you choose to offer one.
Is HST included in the price?
Prices are shown before tax; 13% HST applies at checkout, as with any Ontario brokerage service. For example, a $549 listing is $620.37 including HST.
Who is List It Realty Brokerage Inc.?

No. The entire process — onboarding, document signing, and communication — is handled digitally, so you can list from anywhere in Ontario.

How much does a flat-fee MLS® listing cost?
Our flat-fee MLS® sale listing is $549 + HST, with a 12-month term. Optional add-ons are available if you want extra support, and there's no percentage commission on the listing side.
What's included in the $549 listing?
A 12-month MLS® + REALTOR.ca listing, syndication to 10,000+ sites, up to 40 photos, unlimited open houses posted to REALTOR.ca, unlimited listing updates (plus one free price change per month), virtual onboarding with e-signatures, REALTOR.ca statistics on demand, and email support from a licensed REALTOR®. A post-purchase strategy call with a licensed REALTOR® is included.
How long does my listing stay active?
Your MLS® & REALTOR.ca listing runs for a 12-month term — built for today's market so you have time to secure the right buyer. You can renew or upgrade anytime.
How many photos can I include?
You can upload up to 40 photos on a sale listing (up to 30 on a rental listing) to showcase your property on REALTOR.ca.
Can I change my listing after it's live?
Yes. You get unlimited listing updates to photos, descriptions, and details, plus one free price change per month (price changes require additional paperwork).
Can I see how my listing is performing?
Yes. On request, we provide REALTOR.ca statistics — views, engagement, lead clicks, and traffic sources — which help pinpoint adjustments (for example, high views but low leads can signal a pricing or presentation change).

What is Offer Handling + Compliance?
For $399, a licensed REALTOR® manages your offers, counter-offers, negotiations, paperwork, and MLS® compliance from start to finish — while you remain the decision-maker.
What is the MLS® Interboard Upgrade?
For $199, we post your listing to your local Ontario board's backend as well. It's highly recommended when you're offering a buyer/tenant-agent commission, as it boosts visibility among local agents.
What is a CMA and do you offer one?
A Comparable Market Analysis ($199) reviews active listings and recent sold comparables so you can price confidently. If you want precise pricing guidance rather than a rough ballpark, the CMA is where we go into real detail.
Do you offer professional photography?
We don't provide professional photography — you upload your own high-quality photos (up to 40 on a sale listing). To make your listing stand out, we do offer a Branded Virtual Walk-Through add-on.
What is the Branded Virtual Walk-Through?
For $259, we structure and brand your property into a high-converting virtual walk-through and distribute it across YouTube, TikTok, and Instagram using targeted hashtags and your property address to maximize exposure and attract more qualified buyers.
What is the DirectConnect™ QR yard sign?
A professional brokerage-style For Sale sign with a large QR code that sends buyers straight to your backend listing page and seller contact options — so inquiries come to you directly. It's $89 (limited-time, reg. $159), ships Ontario-wide, and arrives within 3 business days of design approval.

Who handles showings and buyer inquiries?
You do. Buyers and agents contact you directly, so you control scheduling and showings. If you'd rather have professional help with offers, add the Offer Handling upgrade.
How fast will my listing go live?
Once your documents and photos are submitted and approved, your listing typically goes live on MLS® and REALTOR.ca within one business day.
What is the backend listing page and "Contact the Seller" link?
Optionally, we can add a link on your REALTOR.ca listing that sends buyers to a private backend listing page showing key property details and your seller contact options — so serious buyers can reach you directly.
Can I add Offer Handling later?
Yes. You can start with the flat-fee listing and add Offer Handling or other upgrades at any time.

How much is a flat-fee rental listing?
Two options: the MLS® Rental Listing at $549 + HST (3-Month Legal Guarantee) and the Premium MLS® Rental Listing at $749 + HST (12-Month Legal Guarantee, limited-time, reg. $849). Both include a 12-month listing term.
What's the difference between the Basic and Premium rental packages?
Both include the same core services — 12-month MLS® & REALTOR.ca exposure, syndication, full tenant screening, digital lease signing, first & last month rent coordination, and a 12-month LandlordEzy™ Premium membership. The only difference is the Legal Guarantee length: Basic includes a 3-month guarantee, Premium a 12-month guarantee.
What's included for landlords?

Do you offer full-service leasing or property management?
Our flat-fee service keeps you in control of showings. Full-service leasing and ongoing property management are available Ontario-wide through our sister company, OLH Property Management, when a property management agreement is in place.
What types of rental properties can be listed?
A wide range of residential rentals: houses, condos, townhomes, duplexes, triplexes, basement apartments, student rentals, and multi-unit residential properties — anywhere in Ontario.
Is lease preparation and e-signing included?
Yes. Digital lease preparation and e-signing are included, keeping the leasing process fast, organized, and professional for both landlord and tenant.
What is the 12-Month LandlordEzy™ Premium Membership?
Every landlord receives a 12-month LandlordEzy™ Premium membership with tools for rent reporting, payment tracking, tenant communication, maintenance coordination, and rent-ledger management — so you can manage the tenancy professionally after the lease is signed.
⚖️ Legal Guarantee
What is the Legal Guarantee?
It's built-in legal protection included with every rental listing, administered by OLH Property Management's licensed, in-office paralegal team and powered by the LandlordEzy™ platform. It's unique in the market — likely the only offering of its kind in Ontario — and it's what makes our rental placement genuinely safer for landlords.
What does the Legal Guarantee cover?
It covers nonpayment of rent — including N4 and L1 preparation, full LTB representation, and one complimentary MLS® re-listing if an eviction occurs within the coverage period.
How long does coverage last?
3 months with the Basic package and 12 months with the Premium package — full-lease-year peace of mind on Premium.
What are the eligibility requirements?
You must report any missed rent within 5 calendar days of the due date and use LandlordEzy™ for rent reporting and tenant communication to stay eligible. Additional program terms may apply.
What's not covered?
The guarantee applies to nonpayment of rent only. It excludes property damage, maintenance disputes, and landlord-caused defaults. Government fees — such as the LTB filing fee ($186 + HST), sheriff fees, etc. — are the landlord's responsibility.
Who handles the eviction / LTB process?
OLH Property Management's licensed paralegals prepare the N4 notice, file the L1 application with the Landlord and Tenant Board, coordinate the full process, and represent you at the hearing.

What does tenant screening include?
Every applicant is screened via LandlordEzy™ and verified by OLH Property Management: Equifax credit report & score, government-ID verification, employment & income confirmation, pay-stub & bank validation, current and previous landlord references, and an LTB judgment database search.
What is the LTB judgment database search?
Applicants are cross-referenced against 45,000+ public Landlord and Tenant Board (LTB) orders to flag prior evictions or rent judgments — so you can spot risk before approving a tenant.
Do you report rent to Equifax?
Yes. Approved tenants can be enrolled in monthly rent reporting to Equifax — rewarding on-time payments and flagging late ones, which encourages reliable payment behaviour.
