Legal Guarantee & Eviction Protection for Ontario Landlords
Every landlord using our Flat-Fee MLS® Rental Listing service receives built-in legal protection through our Legal Guarantee program, administered by OLH Property Management and powered by the LandlordEzy™ platform.
Depending on the package selected, landlords receive either 3 months of coverage (Basic Package) or 12 months of coverage (Premium Package) specifically designed to protect against nonpayment of rent.
If a tenant stops paying rent:
- • OLH’s licensed paralegals immediately prepare and issue the required N4 Notice to End Tenancy for Non-Payment of Rent
- • If the tenant still does not pay, an L1 application is filed with the Landlord and Tenant Board (LTB)
- • Our team coordinates the full eviction process and represents the landlord at the hearing
- • Documentation, filing, and legal process management are handled on your behalf
If the tenant ultimately needs to be replaced, the property can be re-listed on MLS® and REALTOR.ca to find a new tenant. The Premium package includes one complimentary MLS® re-listing during the coverage period.
The only additional cost during the eviction process is the standard $186 + HST Landlord and Tenant Board government filing fee.
